Mortgage / Title Survey

The survey your closing is waiting on.

When a lender or title company requests a survey for a residential closing, this is usually the one. We confirm the home sits safely within its property lines and deliver it on the timeline your deal needs to close.

What the closing actually requires.

A mortgage or title survey confirms that the house, driveway, and other permanent improvements sit safely within the property lines. It explicitly highlights anything crossing those lines, such as a misplaced fence or an encroachment. Lenders and title companies rely on this data to clear your survey closing conditions.

It is a focused survey aimed at the closing file. However, you can easily add on physical corner markers, just as you would for a full boundary survey.

When you need it

When a mortgage / title survey is the right call.

01

Closing on a home purchase

02

Refinancing your mortgage

Some lenders ask for a current survey or a survey affidavit before they will fund the refinance.

Time-sensitive
03

Clearing a title exception

When the title commitment flags a survey matter, this survey gives the company what it needs to remove the exception.

Common
04

Confirming there are no encroachments

Questions we hear most

Mortgage / title survey questions, answered.

Not quite. A mortgage or title survey is focused on what the closing needs: it confirms the improvements sit within the lines and identifies anything that crosses them. A full boundary survey would be needed If you wanted an updated survey of your property, were planning any improvements or having a dispute with a neighbor.
Forward it to us when you request a quote. Lender and title requirements vary, we will read it and tell you exactly which survey is needed and quote a flat fee before you commit.
Usually, yes. Standard turnaround is seven business days, weather permitting, and we can often move faster on a residential lot. Please share your target closing date when you request the quote and we will do our best to accommodate.
